Welcome to O Ninho! By booking and staying at our properties, you agree to the following Terms & Conditions. Please read them carefully to ensure a smooth and enjoyable experience.
General

These terms govern the use of our properties and services. By making a reservation, you agree to comply with these terms;

We reserve the right to update or modify these terms at any time without prior notice. The most recent version will always be available on our website.
Bookings and Payments

All reservations are subject to availability and must be confirmed by us via e-mail;

A 50% payment is required at the time of booking to guarantee the reservation;

Payments are only accepted through bank transfer;

Any local taxes, such as city or tourism taxes, will be clearly stated during the booking process and are payable by the guest in the first payment of the 50%.
Check-In and Check-Out

Check-in time: from 4pm;

Check-out time: until 10am;
-
Late check-out may be arranged subject to availability and additional fees.
Cancellation and Refunds

Cancellation policies will be clearly stated at the time of booking. Refund eligibility depends on the timing and conditions of the cancellation;

No-shows or early departures results in forfeiture of the full payment.
Guest Responsibilities

Guests must treat the property with care and respect;

Any damages, breakages, or missing items caused by guests will be charged accordingly;

The property is strictly non-smoking. Smoking in designated areas only.

Quiet hours are enforced between 9pm and 8am to respect the neighbors;
Use of the Property

The properties are intended for short-term accommodation purposes between june and september. Long-term stays are only available in Cegonha Branca Beach Flat and As Andorinhas and between october and may. Subletting or hosting events without prior approval is prohibited;

The maximum occupancy must not exceed the number specified in the Homepage.
Liability

We are not responsible for any loss, damage, or theft of personal belongings during your stay;

Guests are responsible for their own safety and the safety of their companions;

In case of emergencies, guests must follow the safety instructions provided.
Pets
-
Pets are not allowed in Cegonha Branca Beach Flat and An Adorinhas. Pets are allowed in Villa Saudade.
Force Majeure

We are not liable for disruptions caused by events beyond our control, such as natural disasters, strikes, or government regulations.
Privacy

Any personal data collected during the booking process will be handled in accordance with our Privacy Policy.
Governing Law
-
These terms are governed by the laws of Portugal. Any disputes will be resolved in the courts of Faro.
